This page summarizes the standard terms for leasing a mobile home lot or RV lot at Oak Hill Mobile Home Park. It is provided for your convenience. The written lease you sign, together with the community rules, is the controlling agreement. Mobile home lot tenancies at Oak Hill are governed by Chapter 94 of the Texas Property Code.

Mobile Home Lots

Every mobile home lot is leased under a written lease with an initial term of at least six months, as required by Texas Property Code Chapter 94. A shorter initial term is available only by mutual written agreement. At signing, every new resident receives the lease, the community rules, and the disclosures required by Chapter 94.

Lot rent is $625 per month and includes well water, septic sewer, and trash service, all maintained by the park. Residents pay their own electric and internet with the provider of their choice. The security deposit is $500. There is no application fee.

RV Lots

RV lots are rented month to month after approval at $475 per month with full hookups. Well water, septic sewer, and trash service are included, and residents pay their own electric and internet. The security deposit is $300. There is no application fee.

Rent and Rent Adjustments

Rent stays fixed for the full term of your signed lease. Oak Hill will not increase rent during a resident's first 12 months of continuous residency.

After the first year, the park reserves the right to adjust rent. For mobile home lots, an adjustment takes effect only at lease renewal, with at least 60 days' written notice before the current term ends. For month-to-month RV lots, an adjustment takes effect only after at least 30 days' written notice.

Paying Rent

Rent is due on the date stated in your lease. Any late fee must be stated in the written lease and is applied only as Texas law allows.

Security Deposits

Deposits are refundable. After you move out, surrender the lot, and provide a forwarding address in writing, your deposit will be refunded within 30 days as required by Texas law, less any lawful deductions itemized in writing.

Approval and Moving In

Approval is simple: send exterior photos of your home or RV to the office and get an answer. Homes must be transported and installed by TDHCA-licensed transporters and installers, with the installation report kept on file. New residents update the home's Statement of Ownership with TDHCA, and the office can point you to the right forms.

Renewals and Ending a Tenancy

If the park does not intend to renew a mobile home lot lease, the resident will receive at least 60 days' written notice before the current term ends, as required by Chapter 94. Residents give notice as stated in their lease. Month-to-month RV tenancies may be ended by either party with at least 30 days' written notice.

Your Right to Sell Your Home in Place

Texas law protects a resident's right to sell their manufactured home while it remains on its lot. Buyers are subject to the same reasonable approval standard as any new resident: exterior photos and a conversation with the office.

Community Rules

The community rules are part of every lease and are enforced consistently, including standards on speed, noise, yard upkeep, and vehicles. Residents receive the current rules at signing.

Pets

Pets are welcome with management approval and must be kept on a leash or behind a fence. Livestock and farm animals are not permitted.

Maintenance

The park maintains the roads, common areas, and the well and septic systems. Residents maintain their home, RV, and lot in keeping with the community rules. Report maintenance issues by call or text to (817) 613-9090.

Servicemembers

We honor the lease termination rights of military servicemembers under the federal Servicemembers Civil Relief Act.
